1. Purpose and scope

These Terms and Conditions govern access to and use of the conveyancebn.com web platform, operated by ConveyanceBN S.L. (Tax ID: B-86742319), a company registered at the Madrid Commercial Registry and authorised by the CNMV as a participatory financing platform under number 342/2019. By accessing this platform, you accept these terms in full.

2. Definitions

Platform: the website conveyancebn.com and all associated services. User: any natural or legal person who accesses the platform. Investor: a registered user who participates in real estate crowdlending operations. Promoter: a natural or legal person who presents a real estate project for financing. Project: a real estate lending operation published on the platform for collective financing.

3. Access conditions

Access to public information on the platform is free of charge. To participate as an investor, you must be over 18 years of age, reside in a country within the European Economic Area, complete the registration and identity verification process in accordance with anti-money laundering regulations, and accept these terms and conditions as well as the privacy policy.

4. Nature of the service

ConveyanceBN acts as an intermediary between investors and real estate project promoters. We are neither a credit institution nor an investment services company. Our role is limited to connecting the parties, facilitating relevant project information, and managing payment flows. Investment decisions are the sole responsibility of each investor.

5. Investment risks

All investment carries risks. Real estate crowdlending projects are subject to market risk, liquidity risk, promoter default risk, and property sector-specific risks. ConveyanceBN conducts prior analysis of each project but does not guarantee profitability or the return of invested capital. Read the documentation for each project carefully before investing.

6. Fees and charges

ConveyanceBN may charge fees for intermediation services provided. Fees applicable to each operation are detailed in the project-specific documentation before the investor confirms their participation. There are no hidden fees. All charges are communicated transparently and prior to the formalisation of any operation.

7. Intellectual property

All content on the platform (texts, images, logos, graphic design, source code, databases) is the property of ConveyanceBN S.L. or its licensors and is protected by Spanish and European legislation on intellectual and industrial property. Reproduction, distribution, or transformation without express authorisation is prohibited.

8. Limitation of liability

ConveyanceBN shall not be liable for damages of any nature arising from the lack of availability or continuity of the platform's operation, errors in content provided by third parties, or investment decisions made by users. Our liability is limited to the correct provision of intermediation services.

9. Applicable law and jurisdiction

These terms and conditions are governed by Spanish law. For the resolution of any dispute arising from the use of the platform, the parties submit to the jurisdiction of the Courts and Tribunals of Madrid, without prejudice to any rights that may correspond to the user as a consumer under current regulations.

10. Amendments

ConveyanceBN reserves the right to modify these terms and conditions at any time. Changes will be communicated to registered users at least 30 days in advance. Continued use of the platform after the changes take effect implies acceptance of the new conditions.
